The Cheapest Roof Repair Is The One You Catch Early

Most storm damage is not visible from the ground. You can stand in your driveway after a hailstorm, look up, and see a roof that appears completely fine, while the mat under those shingles has been bruised and the granules that protect them are already washing into your gutters. That is the whole case for maintenance: somebody has to actually get up there.

Bacon Roofing has been maintaining, repairing, and replacing Rockwall roofs since 1995. We live here. We know which subdivisions took the worst of the April hail and what Texas heat does to a roof over a decade. A regular check-up catches the small stuff, a lifted shingle, a failed pipe boot, a nail that has backed out, while it is still a small bill instead of a ceiling repair.

Every visit works the same way: we get on the roof, photograph whatever we find, and give you a straight answer. Staying ahead of the small things is how a roof reaches the end of its rated life instead of falling short of it. And if your roof is in good shape, that is exactly what we will tell you.

Warning signs

What Your Roof Is Telling You From The Ground

You cannot diagnose a roof from the driveway. But there are a handful of things you can see from down there, and every one of them is pointing at something specific happening above your head. If you spot any of these, it is time for somebody to go up and look.

  • Shingles in the yard after a storm. If wind took one off, it lifted others that did not come loose. The ones still up there are the problem, because the seal strip underneath is already broken.
  • Granules collecting in the gutters. Those granules are the shingle’s sunscreen. Once they wash off, the mat underneath starts cooking, and that is the point where age turns into failure.
  • Dark streaks or staining. Usually algae, which is cosmetic on its own, but it holds moisture against the shingle and it tends to show up where the roof is already staying wet longer than it should.
  • Daylight in the attic. If light is getting in, water can too. Go up on a bright day and look at the underside of the deck, especially around the penetrations.
  • An energy bill that keeps climbing. Often a ventilation problem. A roof that cannot breathe cooks the attic in summer and traps moisture in winter, and it takes years off the shingles either way.
  • A stain on the ceiling. By the time it shows on the sheetrock, the water has usually been travelling for a while. That one is not a maintenance call anymore, it is a repair call.
What we actually check

What Happens On A Maintenance Visit

No mystery and no sales pitch. Here is exactly what we do when we come out, and what you get when we come down.

1

We Get On The Roof

Not a drive-by, not a look from a ladder at the edge. You cannot judge a roof from the ground, so we walk it.

2

The Surface

Shingle condition, granule loss, wind lift, and hail bruising, which means feeling for soft spots in the mat rather than just looking at it.

3

The Details

Penetrations, flashing and counter flashing, valleys, and fasteners. This is where almost every non-storm leak starts, so this is where we spend the time.

4

Drainage And Ventilation

Gutters, valleys, and how water actually leaves the roof, plus attic ventilation, because a roof that cannot breathe ages faster than one that can.

5

Photos And A Straight Answer

You get dated photographs of whatever we found and a plain-English read on it. If nothing needs doing, we say so and leave.

Timing

When Should You Schedule Roof Maintenance?

Two answers, and they are different. There is the rhythm you put on the calendar and forget about, and then there is the list of things that mean do not wait for the calendar.

Put it on the calendar…

  • Twice a year, spring and fall. Spring picks up what winter and hail season did, fall gets you ready for the next one.
  • Once your roof passes about ten years, when small failures start becoming likely rather than unlucky.
  • Before you buy or sell a house, so the roof is a known quantity and not a negotiation surprise.
  • Any year you have not had somebody up there at all. That is the most common one.
Regular attention is what gets a roof to the end of its rated life instead of falling short of it.

Do not wait for the calendar…

  • After a major storm. Hail and high wind do damage you will not see from the driveway, and the sooner it is documented the better.
  • Shingles in the yard, or granules building up where the downspouts drain.
  • Daylight in the attic, or any stain appearing on a ceiling.
  • A neighbor two streets over just had their roof replaced from the same storm.
After a storm, get it looked at within a few weeks while the evidence is still fresh.

Not sure where your roof sits? That is what the free inspection is for. We will get up there, photograph it, and tell you honestly whether anything needs doing. Plenty of visits end with us telling a homeowner their roof is fine.

Storm just came through?

Get it documented while the evidence is fresh. We will come out, walk the roof, and photograph whatever the storm left behind.

After the hail

We Navigate The Claim Process With You

This is where regular maintenance quietly pays off. A roof somebody has been photographing twice a year has a documented history, which makes it far easier to show what a storm actually changed. Here is what we do, and just as importantly, what we do not do. We are roofers, not adjusters and not attorneys. We talk about the scope of work on your roof, never about your policy.

  • A free inspection, documented. We photograph the bruising, the wind lift, and the flashing, and we pin down the date of loss while it is still fresh.
  • Make us your contractor of record. That means we are the point of contact with your adjuster instead of you sorting it out on your own, and we meet them on the roof.
  • We talk scope of work, not policy. We bring up code and the manufacturer’s instructions to make the case for the correct repair, and we file a supplement when the scope leaves something out.
  • Straight expectations. If there is not enough damage to stand behind a claim, we will tell you that.

Why it pays off

What Staying Ahead Of It Actually Buys You

Maintenance is not glamorous and it is not expensive. What it does is keep the small, cheap problems from turning into the large, expensive ones.

Years Back On The Roof

Regular attention can add years to a roof, because most roofs do not die of old age. They die of one detail nobody caught, and then the water gets into the deck.

Small Bills Instead Of Big Ones

A pipe boot replaced on a Tuesday costs very little. The same failed boot found two years later has usually taken the decking and the ceiling with it.

A Documented Roof

Dated photos from every visit build a record of your roof’s condition over time. That history is genuinely useful when a storm rolls through and you need to show what changed.

What Every Visit Includes

Free Inspections, Zero Pressure

No charge and no obligation. If your roof is fine, we tell you it is fine and we leave.

Dated Photographs

You see what we saw. Every finding comes with a picture, not just a line on an invoice.

A Price That Holds

If something does need repair, you get a clear written estimate, and it stands unless we uncover hidden damage underneath.

Common questions

Roof Maintenance FAQs

Twice a year is the rhythm we recommend, spring and fall, plus a check after any major storm. If your roof is past about ten years, that twice-a-year habit matters more, because that is when small failures stop being unlucky and start being likely.

Because by the time it leaks, the water has usually been travelling for a while and the repair is no longer small. Most roofs do not fail all at once. They fail at one detail, a pipe boot, a piece of flashing, a nail that backed out, and then the deck underneath takes the damage quietly. Maintenance is how you catch that detail while it is still a cheap fix. And the inspection itself is free.

We walk the roof, not just look at it from a ladder. Shingle condition, granule loss, wind lift, and hail bruising, which means feeling for soft spots rather than only looking. Then the details: penetrations, flashing and counter flashing, valleys, and fasteners. Then drainage and attic ventilation. You get dated photos of whatever we find.

Yes, and there is no obligation attached. Free inspections, zero pressure is not a promotion, it is how we work. If the roof is in good shape, that is what we will tell you, and plenty of visits end exactly that way.

We show you the photos and explain what we are looking at and why it matters. If it needs repair, you get a clear, written estimate. If it can wait, we will tell you that too, and roughly how long you have. The call is yours either way.

Yes, and within a few weeks rather than a few months. Hail and high wind do damage you will not see from the driveway, and it is far easier to document while it is fresh. If a neighbor two streets over is getting a new roof from the same storm, that is worth a phone call.

We help you navigate the process. Make us your contractor of record and we become the point of contact with your adjuster, meet them on the roof, and document the damage with dated photos. We discuss the scope of work and what code and the manufacturer’s instructions require. We are roofers, not adjusters or attorneys, so we do not advise on your policy.
