Older Houses, Honest Answers, Right Next Door
Garland is the city directly west of Rowlett, and our office on Lakeview Parkway is roughly seven miles from the middle of it. Head west on SH-66 and you are across the city line in a few minutes. We have worked this side of Lake Ray Hubbard since 1995, so a Garland call is a local call for us, not a road trip.
Garland grew up fast after the war. It had about 10,500 residents in 1950 and nearly 139,000 by 1980, and the housing still shows it: Census figures put the median Garland home at 1978, and close to three in four houses predate 1990. Today about a quarter of a million people live here, mostly in Dallas County with slivers reaching into Collin and Rockwall, and the historic downtown square has been on the National Register since 2017.
For roofs, that history is simple arithmetic. A forty-five-year-old house is not wearing its original roof, and it may not be on its second either. Every reroof, patch and storm fix since then leaves decisions behind, some good, some not. On a free inspection our job is to read that history, photograph it, and tell you plainly whether the next step is a repair or a replacement.

What Garland Roofs Are Up Against
Most of the roofs we look at in Garland sit on houses from the 1950s through the 1980s. Age on its own is rarely the whole story. The trouble is usually what has been done to the roof since, and a few things that were never done at all. Here is what turns up most.
- Layers on top of layers. Older houses often carry a second roof nailed straight over the first. It saved somebody a tear-off years ago, but it adds weight, hides the deck, and means the next job starts by stripping two roofs instead of one.
- Board decking. Some houses from the earlier decades were decked in planks rather than plywood sheets. Gaps, cupped boards and old nail holes all show up once the shingles come off, and they have to be dealt with before anything new goes down.
- Attics that cannot breathe. Ventilation expectations were looser when much of Garland was built, and later remodels sometimes covered what vents there were. A hot, stuffy attic cooks shingles from underneath and shortens every roof that goes on top.
- Old flashing, older chimneys. Step flashing, chimney counter-flashing and pipe boots on a house this age are often original. By now the metal may be rusted through, or sealed over in a hurry with a tube of caulk.
- Mature trees. Established streets tend to come with big trees, which are lovely until a limb scrubs the shingles every time the wind picks up, or leaves pack the valleys and hold water against the roof for days after rain.
- Wind as well as hail. North Texas hail bruises shingles without breaking them, and Garland knows wind too: the National Weather Service rated the December 2015 tornado that crossed the city's southeast side an EF4. After any big blow, lifted tabs and popped nails deserve a proper look.
What Happens On A Garland Reroof
An older house gives us a few more things to check before a new roof goes on. This is the order we work in, from your first call to the final walk around the yard.
Free Inspection
We climb up, count the layers, check the deck from the attic where we can, and photograph everything we find.
Written Estimate
An itemized price with your shingle and color choices. It holds unless the old roof is hiding damage nobody could see.
Scheduling & Prep
Next we pick a start date and get materials ordered. If the driveway is narrow or street parking is tight, we decide where the dumpster sits before the day, not on it.
Tear-Off & Install
Every layer comes off down to the deck. Gapped boards and soft spots get new sheathing, ventilation gets corrected, and fresh flashing goes in. Most houses finish in a day or two; extra layers or a lot of decking can stretch that.
Cleanup & Walkthrough
Magnets go over the drive, the beds and the lawn, because older yards full of roots and leaf litter hide nails well. Last, a walk around the new roof together, and your warranty paperwork gets filed.

Built In The Fifties Or The Seventies?
Garland’s housing went up in waves, and each wave ages in its own way. The decade your house was built gives us a good idea of where to start looking.
If the house dates from the 1950s or 60s…
- Expect at least one earlier reroof, and possibly two layers up there now. Code caps the number of coverings, so stacking a third is usually off the table.
- Plank decking is common at this age. Shingles need a solid deck, so gapped or cupped boards get sheathed over or replaced.
- Chimneys and old penetrations often still carry original metal flashing that has rusted, or been smeared with sealant instead of replaced.
- Low porch roofs and carport add-ons sometimes have shingles on a slope too shallow for them, and that is where many slow leaks begin.
If it went up in the 70s or 80s…
- The roof is probably on its second covering, and that covering may itself be twenty years old or more.
- Ventilation is the usual weak point: too little intake at the eaves, or soffit vents painted or insulated shut over the years.
- Where a wall meets a lower roof, step flashing has to be right, and this is where we trace a lot of interior wall stains.
- Hail from storms long past may already have shortened its life, even if nobody ever filed anything.
Whichever decade you are in, the inspection costs nothing and the answer is straight. When a repair will buy you a few good years, you get told that, plainly.
Not sure what is under your shingles? We will look.
Free, unhurried, and backed up with pictures from the roof itself. Garland is right next door to us.
We Help You Navigate The Claim
When hail or high wind crosses Garland, every roofer in Dallas County gets busy at once, and it pays to know exactly what you are getting. Here is what our help looks like, and where it stops. We are roofers, not adjusters and not attorneys. We will argue for the right repair on your roof; what your coverage includes is a matter between you and your insurer.
- Documented from the start. We inspect for free, photograph bruised shingles, lifted tabs and dented metals, and note the storm date while everyone still remembers it.
- Contractor of record. Name us and the adjuster talks to us directly, and we meet them up on your roof rather than leaving you to handle it alone.
- Scope, not policy. We cite code and the manufacturer's instructions for what a correct repair involves, and a supplement goes in if the approved scope falls short.
- No wishful thinking. When the roof simply is not damaged enough, that is the first thing out of our mouths, before anyone files.

Your Garland Roofers, Next Door
We are a family-run roofer and have been since 1995, so if you have spotted the truck with the pig on it, that was us. Home base is a Rowlett office just off Lake Ray Hubbard, close enough that we can come back for something small without turning it into a production.
Garland is one of several cities we look after from that office. Nearby we also work in Rowlett, Sachse, Mesquite, Sunnyvale, Wylie, Rockwall and Heath. If your address is on the edge of that list, ring and check. The answer is nearly always yes.
What Our Customers Are Saying
John Bacon from Bacon Roofing was such a pleasure to work with. Very professional and no pressure. The crew was on time and did a beautiful job. Bacon Roofing does not cut any corners in installing a new roof.
These guys are top notch. In all our years of dealing with various contractors, I was expecting yet another terrible experience, especially with a huge price tag for a new roof. That was not the case with Bacon Roofing.
Our house was hit by a strong hail storm and I needed a new roof. I did not even hesitate to think of anyone else but John Bacon and his company to put my roof on my home.
Garland Roofing FAQs
How far is your office from Garland?
Not far at all. We are on Lakeview Parkway in Rowlett, which shares a border with Garland, and the middle of Garland is about seven miles from our door. It is one of the closest cities we serve.
My house was built in the 1960s. Does that change the roof job?
It often does. A house that age has usually been reroofed at least once, sometimes with new shingles laid straight over old ones. There may be plank decking rather than plywood, original flashing at the chimney, and attic venting that never met modern expectations. None of that is unusual, but each item needs handling properly, and we list them in the estimate so nothing comes as a surprise.
Can you put new shingles over my old roof?
Sometimes it is allowed, but on most older Garland houses we would advise against it. If there is already an overlay up there, codes generally will not permit another. Even with one layer, covering it hides the deck, adds weight and can shorten the life of the new shingles. A full tear-off lets us see and fix what is underneath.
We have big trees over the house. Is that a problem?
Not in itself, but it changes what we look for. Branches that touch the roof scrub granules off with every breeze, and leaves that settle in valleys and gutters hold moisture against the shingles long after the rain stops. We will point out any limbs worth having an arborist trim back, look hard at the valleys, and check that your gutters are not backing water up under the roof edge.
Is there a way to spot hail damage myself?
From the ground, usually you cannot. Hail rarely leaves a hole. It bruises the shingle, cracks the mat inside it and knocks granules loose, and the roof can go on looking normal for a season or two. A few clues are easy to spot yourself: granules piling up at the bottom of a downspout, fresh dents in gutters or vent caps, and flattened fins on the AC unit. If you see any of those after a storm, call us.
Do you work with insurance adjusters?
We help you navigate the process. Make us your contractor of record and we handle the back-and-forth with the adjuster, we meet them on the roof, and we bring dated photos along with what code and the manufacturer’s instructions require for the repair. We stick to the scope of work. We are roofers, not adjusters or attorneys, so coverage questions go to your agent.
What does an inspection cost?
Nothing. There is no charge and no obligation, and no one will push a contract across the table. If your roof has good years left, we will say so, fold up the ladder and leave you to enjoy them.
Which other cities near Garland do you serve?
Rowlett, Sachse, Mesquite, Sunnyvale, Wylie, Rockwall, Heath, Forney and Royse City, plus a good many smaller places in between.
