Thirty Years On Rockwall Rooftops

Bacon Roofing has installed, repaired, and replaced roofs across Rockwall since 1995, on houses and on the buildings people work in. Not a storm-chasing outfit that shows up after the hail and is gone before anyone needs to make a call about the warranty. We live here, the office is across the bridge in Rowlett, and most of our work still comes from somebody pointing down the street.

A commercial roof is a different conversation than a house. You are usually not the only person who has to sign off, the building has to keep operating while the work happens, and whatever we find has to be documented well enough to survive a budget meeting. So that is how we work it: photographs of the actual conditions, a written scope, and a straight answer about how much life is left in what you have.

Every job starts the same way, whether it is a strip center or a single-story office: a free evaluation, photographs of whatever we find, and an honest read on whether you are looking at a repair, a coating, or a tear-off. If the roof has years left in it, we will say so.

Where low-slope roofs actually fail

A Flat Roof Rarely Leaks Where It Drips

On a steep roof, water runs off. On a low-slope roof it sits, spreads, and travels between the layers until it finds an opening in the deck. That is why the wet ceiling tile is almost never under the actual breach. Finding the real entry point takes getting up there and knowing what to look at.

  • Ponding water. Water still standing 48 hours after rain means the roof is not draining the way it was designed to. Ponding adds weight, breaks down the membrane, and is usually the first thing an inspector writes up.
  • Seams. On a single-ply roof the field of the membrane is rarely the problem. The seams are. A seam that was never fully welded can hold for years and then open up.
  • Flashing at parapets and curbs. Every wall, every curb, every edge is a transition, and transitions are where roofs fail. Counter flashing has to come out of the wall and lap over the base flashing so water sheds down the layers. Done wrong, water loops under and travels.
  • Penetrations and rooftop units. Pipes, vents, conduit, and HVAC curbs. Every one is a hole in the roof that somebody had to detail correctly. Units that get serviced often take the most abuse.
  • Drains and scuppers. A blocked drain turns a rainstorm into standing weight. This is the cheapest thing on this list to stay ahead of and the most expensive to ignore.
  • Caulk doing a flashing’s job. If the fix was a bead of sealant over a detail that should have been built out of metal, that is not part of a roofing system. That is just hope.
How the job runs

A Commercial Roof, Without The Runaround

A roof project on a working building should be predictable. Here is exactly how a Bacon Roofing commercial job runs, from the first phone call to the closeout walk.

1

Free Roof Evaluation

We get on the roof, photograph the conditions, check the drains, seams, flashings, and penetrations, and tell you honestly what you are looking at.

2

Written Scope & Estimate

An itemized scope and estimate with photographs attached, written so it still makes sense to somebody who never went up on the roof. The price holds unless we uncover hidden damage underneath.

3

Scheduling Around Your Operations

We set the dates, order materials, and agree up front on staging, access, and which areas get worked when, so your building keeps running.

4

Installation

Old system off or prepped, deck checked and repaired where it is wet or soft, new system installed to the manufacturer’s instructions. That last part is what keeps a warranty valid.

5

Closeout & Walkthrough

We magnet-sweep the grounds, walk the finished roof with you, hand over the documentation, and register your warranty. We leave the property cleaner than we found it.

Restore Or Replace? Here Is The Honest Test

There is no universal answer, and anybody who gives you one over the phone has not been on your roof. A coating can buy a sound roof years for a fraction of a tear-off. On a roof that is already wet underneath, it just hides the problem. These are the things we weigh on every evaluation.

A coating or restoration makes sense when…

  • The membrane is aged but intact, and the deck and insulation underneath are still dry.
  • Leaks trace back to specific details, a seam, a curb, a penetration, rather than the whole field.
  • The roof still drains, or the drainage can be corrected without rebuilding the slope.
  • You need the roof to last several more years and the capital budget is not there yet.
Restoration is the cheaper path when the roof still has a sound base to build on.

A tear-off and replacement is the smarter spend when…

  • The insulation is saturated. Coating over wet insulation traps the water and costs you the deck.
  • New leaks keep appearing in new places, which means the system is failing, not one detail.
  • The roof is at or past the end of its rated life and the repair line item keeps growing.
  • Hail or wind damage is spread across the whole field rather than concentrated in one area.
A tear-off resets the clock and puts a new warranty behind the building.

Not sure which one you are looking at? That is what the free evaluation is for. If a coating or a targeted repair will hold, we will tell you that, and we will not try to talk you into a roof you do not need.

Water coming through the ceiling tiles?

Do not wait for the next storm to make it worse. We tarp it, dry it in, and get the permanent repair on the schedule.

After the hail

We Navigate The Claim Process With You

Hail is the number one reason Rockwall property owners call a roofer. Here is what we actually do, and just as importantly, what we do not do. We are roofers, not adjusters and not attorneys. We talk about the scope of work on your roof, never about your policy.

  • A free inspection, documented. We photograph the bruising, the wind lift, and the flashing, and we pin down the date of loss while it is still fresh.
  • Make us your contractor of record. That means we are the point of contact with your adjuster instead of you sorting it out on your own, and we meet them on the roof.
  • We talk scope of work, not policy. We bring up code and the manufacturer’s instructions to make the case for the correct repair, and we file a supplement when the scope leaves something out.
  • Straight expectations. If there is not enough damage to stand behind a claim, we will tell you that.

What We Install On Rockwall Commercial Roofs

We match the system to the building, the slope, the budget, and how long you intend to hold the property. That last one changes the answer more than most owners expect.

TPO Single-Ply

The workhorse for low-slope commercial roofs. Heat-welded seams instead of adhesive, a reflective white surface that takes some load off the building in a Texas summer, and a straightforward repair path down the road.

Standing Seam Metal

Long life and very few fasteners exposed to the weather, because the seams do the work instead of screws through the panel. Worth the conversation on a building you plan to hold.

Roof Coatings & Restoration

For a roof that is aged but still structurally sound and dry underneath. A coating renews the surface and buys years without the cost and disruption of a full tear-off.

What You Get In Writing

Certified GAF Installer

Systems go on to the manufacturer’s instructions, not to whatever is quickest. That is the part that keeps a manufacturer warranty valid.

A Documented Roof

Dated photographs of the conditions we found and the work we did, so the file holds up in a budget meeting or a claim.

A Price That Holds

The written estimate stands unless we uncover hidden damage once the old system is off. If we find something, you see the photo before we touch it.

Common questions

Commercial Roofing FAQs

You get a clear, written scope and estimate up front, with photographs attached. Unless we uncover hidden damage once the old system is off, usually wet insulation or a soft deck, that price does not change. If we do find something, we show you the photo before we touch it.

It comes down to what is underneath. If the membrane is aged but the deck and insulation are still dry, a coating can renew the surface and buy you years for a fraction of a tear-off. If the insulation is saturated, coating over it traps the water and you end up paying for the deck as well. That is the single most important thing the evaluation settles.

We help you navigate the process. Make us your contractor of record and we become the point of contact with your adjuster, meet them on the roof, and document the damage with dated photos. We discuss the scope of work and what code and the manufacturer’s instructions require. We are roofers, not adjusters or attorneys, so we do not advise on your policy.

TPO single-ply, standing seam metal, and roof coatings and restoration systems for low-slope roofs. We are a Certified GAF installer. If you have an existing system we have not listed, call and ask, because the right answer depends on what is already on the building.

Because on a low-slope roof water does not run off, it travels. It gets in at a seam, a curb, or a penetration, then moves between the layers until it finds an opening in the deck. The wet ceiling tile marks where it came out, not where it came in. Finding the real entry point is why we get on the roof instead of guessing from inside.

Yes, and there is no obligation attached. We check the membrane and seams, the flashings at walls and curbs, the penetrations, the drains, and how the roof is actually draining, then tell you plainly what we found. If the roof is fine, that is what we will say.
